6 – Step Process To Identify and Trade on Land.

The first post, so let’s keep it really simple. This is a blog all about developing, with a focus on finding land that you can develop for residential housing. I might touch on commercial deals if I come across a great one, but that won’t be too often. I’ll share tips, advice, a few tricks, along with examples of great deals.

Great deals are out there, they just need finding like the needle in the haystack. Hopefully this blog can help those getting started, so you can be that bit sharper when searching for a deal, and better able to appreciate what makes a great deal.

The basis of all property development is land, which can be sourced in a variety of ways, the main ones being 1) agents, 2) personnel and professional contacts, 3) online marketing portals, 4) planning portals, 5) or directly identifying opportunities and creating the deals from scratch.

There is nothing complicated about creating your own deals from scratch, it all comes down to a very simple 6 – step process:

1) Identify The Opportunity

2) Contact The Vendor

3) Crunch The Deal – Does It Stack Financially

4) Negotiate With The Vendor and Secure On £1 Option Agreement

5) Secure Planning Permission

6) Realise The Planning Gain – Build Out or Trade The Deal

Simple. All with the aim of delivering great returns, which in property can mean life-changing sums.
